1. Feasibility Scheme – Capture your requirements and look at the options.
On a fixed fee basis we will meet with you at your home or site to discuss your requirements and the possible solutions. We will carry out an initial measured survey to enable us to produce a number of scheme options. There may be variations that will be considered and even some entirely different approaches. We feel that it is important to get the best possible scheme before commencing to the next stage of your project. Once you had have evaluated our schemes and give us your thoughts, we can then progress this scheme further.

2. Scheme Acceptance – Proceeding with your chosen scheme.
Once a scheme is agreed and you wish to proceed with the next stage, we will advise if we think Planning permission and/or Building Regulations approval is required.
We will provide a quote for the more detailed plans that are needed for the relative stages.

3. Planning Application – Preparing and submitting documentation for a Planning Application.
Once instructed we will proceed with a Planning Application drawings and supporting information which upon your approval and once our fees and local authority fees are settled, submit to the application to the Planning Authority.
The Planning Process generally takes between 8 and 12 weeks from lodging the application. We will liaise and advise the Planning Officers comments and if favourable, your project would move to Building Regulations stage, at which point our next fees become due.
Prior to a Planning application there is an option to Pre-Application comments where we will send your approved scheme to the Planning Department for informal comments. However because there is no guarantee that Planning Permission will ultimately be granted and because of the time taken to get comments from the Planning Department, you may choose to skip the Pre-Application stage.

4. Building Regulations – Preparing and submitting documentation for a Building Regulations application.
Once instructed we will proceed with a Building Regulation application package. A Building Regulations application requires considerable technical input on our part. For most domestic work, it will take 2 to 3 weeks for us to prepare.
Once Building Regulations approval is passed you can approach Builders for formal quotations.

5. Production Information - Preparing detailed documentation for Tender, Construction and Fabrication..
We will review the Building Regulations package and advise the extent of more detailed information required. Although considered optional for smaller projects this stage will resolve construction details, ensure a more accurate build cost and resolve the architectural aesthetics.

6. Project Management – Project managing your scheme to completion.
We can project manage your scheme up to completion for a fixed fee per visit. A well suited building contractor, attention to detail and good communication is key to any successful building project.
